Permits and City of Gold Coast rules

Whether a balcony waterproofing job needs a building approval depends on its scope, and QBCC’s own advice is to check with your local government or a private building certifier rather than assume either way. On the tower stock that dominates this suburb, the approval that actually bites first is usually a different one: QBCC directs apartment owners to check their strata by-laws and to establish whether written body corporate approval is needed, particularly where the work affects common property. A balcony surface frequently is common property, so that question comes before the certifier question. Worth knowing too that unless new building work is occurring, a building is only required to meet the standards in force at its most recent building approval — a 1980s tower is not retrospectively held to today’s code.
