One council, one licensing regime

Every suburb listed here sits within the City of Gold Coast local government area — confirmed against the ABS 2021 suburb and locality allocation, joined to the 2024 local government areas. Queensland licensing applies throughout: QBCC publishes a Waterproofing licence class, and a licence is required for building work valued over $3,300. Coolangatta is the one place worth a second thought, because the New South Wales border runs through the southern end of the coast and licensing is a state matter.

Three kinds of balcony, not fourteen suburbs

The high-rise strip is Surfers Paradise, Broadbeach, Main Beach, Burleigh Heads and Coolangatta — tower balconies, scheduled access, body corporate decisions and full salt exposure. The canal estates are Hope Island, Paradise Point and Runaway Bay, along with estates inside them such as Sanctuary Cove — low-rise terraces over water, planters, and walls shared with living space. The hinterland and suburban ring is Nerang, Robina, Varsity Lakes, Mudgeeraba, Elanora and Coombabah — houses and walk-ups, smaller balconies, and the part of the coast where a reseal is most often genuinely the right answer.
