What balcony waterproofing on the Gold Coast actually involves

Stripping a balcony tells you what actually happened. Under the tiles is the bedding, and under that the original membrane — and its condition is the evidence. A membrane that is brittle, cracked across the field or debonded from the slab has reached the end of its life, and no coating applied over the tiles above it changes that.

What a strip and rebuild looks like

Rebuilding is a sequence, and the order is not negotiable: surface prepared, falls checked and corrected to drain, membrane applied and dressed into upstands and the drain flange, bond breaker and screed as specified, then tiles. Most of the cost is in the first four of those, which is why a quote to re-tile is not a quote to waterproof.

On a tower balcony with frameless glass, replacing the membrane means dealing with the base shoe: either the glass comes out so the membrane can run continuously beneath the fixing line, or the new system is detailed around it. How long is the balcony out of use?

Longer than a reseal, shorter than a renovation. The controlling factors are membrane and tile-adhesive cure times, both lengthened by Gold Coast humidity. Ask for the sequence in days rather than a single figure.

Do I have to re-tile, or can the membrane be the finish?

Both exist. A trafficable membrane system is designed as the exposed wearing surface, so there are no tiles to lift and re-lay. It is a different look and a different maintenance cycle to tiles.

Why is there no price on this page?

Because the number is set by what is under the tiles: how much has to come up, whether the falls have to be corrected, and whether the glass balustrade has to come out for the membrane to run continuously. None of that can be seen from a website. Access is the other multiplier, and on a tower it can cost more than the waterproofing.
