What balcony waterproofing on the Gold Coast actually involves

Water gets into a balcony at a small number of predictable places: grout lines and cracked tiles, the perimeter where the surface meets the wall, the drain flange, and the balustrade fixings. Once through, it runs on the fall of the slab until it reaches an edge, which can be metres from where it entered. That is why the visible damage and the actual defect are often on different parts of the building.

How a leaking balcony gets diagnosed

Diagnosis is a real step, and it is the difference between a scope written from evidence and one written from a guess. Ask what will be inspected and what records the contractor keeps.

On the Gold Coast the timing is seasonal and it catches people out. Usually, but not always, and it is worth establishing rather than assuming. Water can also come from a bathroom above, a failed window seal or a services penetration. That is what a leak-detection step is for, and it is cheaper than resurfacing a balcony that was not the problem.

Can you repair just the section that is leaking?

Sometimes, if the failure is genuinely local — a cracked tile, a failed perimeter seal, a drain. If the membrane has reached the end of its life across the slab, a local repair moves the leak rather than stopping it.

How urgent is it?
