How much does balcony waterproofing cost in Gold Coast?

Two Gold Coast operators publish figures and they describe different scopes. Allspex Tiling lists small repairs and resealing from $350, full membrane application from $800, and complete balcony resurfacing from $1,500. Gen-Tec Building’s 2026 Gold Coast cost guide puts a whole balcony at $2,500 to $6,000. Neither is a quote for your balcony, and this site does not average them into a single number that neither operator published.

Why is the published range so wide?

Because “balcony waterproofing” covers three different jobs. Resealing an intact surface, applying a new membrane, and stripping a balcony back to slab and rebuilding it are separated by how much has to come up before anything goes down. Access is the other multiplier — on a high-rise balcony, reaching the work can cost more than the waterproofing.

Process

Do I need a licensed contractor, and what licence?

Queensland licenses this trade by name: QBCC publishes a Waterproofing licence class, scoped to “apply, install and repair waterproofing, including surface preparation, and apply or install material or systems for preventing moisture penetration”. A licence is required for building work valued over $3,300, and waterproofing is not on QBCC’s list of work needing a licence at any value — so a small reseal can genuinely sit below the threshold while a full balcony will not. What about warranty?

Warranty terms come from the contractor who does the work and from the system manufacturer, and the two are not the same thing — a membrane can carry a product warranty while the installation carries a separate workmanship warranty. Gold Coast operators publish workmanship terms of their own: Allspex Tiling advertises up to 15 years, and GripSeal Waterproofing publishes a dedicated conditions-of-warranty page. Ask for both in writing before work starts.

Timing

How quickly can someone get to me?

Enquiries are answered on the Gold Coast and passed to a licensed local waterproofer. How fast someone can attend depends on the building — a private home is a straightforward booking, while a tower balcony usually needs access arranged and, on common property, a body corporate step first.

How long is my balcony out of use?

A reseal is short. A full strip and rebuild is governed by cure times — membrane first, then tile adhesive — and Gold Coast humidity lengthens both. Ask for the sequence in days rather than a single figure, and ask specifically when the surface can be walked on, which is not the same as when the job is finished.

Permits and approvals

Do I need council approval to waterproof a balcony?

It depends on the scope, and QBCC’s own advice is to check with your local government or a private building certifier rather than assume either way. On the apartment stock that dominates this coast, the approval that bites first is usually different: QBCC directs apartment owners to check their strata by-laws and establish whether written body corporate approval is required, particularly where the work affects common property — and a balcony surface frequently is common property. Unless new building work is occurring, a building is only required to meet the standards in force at its most recent building approval.

Do you repair concrete cancer or spalling as well?

No — that is a different trade and it has its own site. Balcony waterproofing stops water getting into the slab; concrete cancer repair deals with reinforcement that has already corroded and pushed the concrete off. They are related in sequence, which is why a long-running balcony leak is worth acting on early, but they are not the same job and we do not quote the second one here.
