Balcony Waterproofing around Nerang
An elevated timber-framed deck is a different waterproofing problem to a concrete balcony, and it is worth saying so plainly: the substrate moves. Membranes specified for a rigid concrete slab are not automatically right over a framed deck, and the junction detailing at posts and the house wall is where these fail.
On a house deck the owner signs the contract, and QBCC's published deposit limits are what protect them: the most a contractor may ask for is 10% of the contract price on a job valued at $3,301 to $19,999, and 5% on one valued at more than $20,000. An owner asked for more can query it first, and QBCC warns that paying above the lawful deposit costs the right to recover the excess under the home warranty scheme.
Permits and City of Gold Coast rules
Whether a balcony or deck waterproofing job needs a building approval depends on its scope, and QBCC’s own advice is to check with your local government or a private building certifier rather than assume either way. Two things shift the answer out here: a larger elevated deck is more likely to involve structural elements than a small tiled balcony, and a unit or townhouse complex adds a body corporate step — QBCC directs apartment owners to check strata by-laws and whether written approval is needed where common property is affected. Unless new building work is occurring, a building is only required to meet the standards in force at its most recent building approval.
