A private canal-front home is the one case on this coast where the owner can simply decide. There is no body corporate, no scheduled access and no notice to residents — which means the practical constraint is how long the terrace is out of use, not how long approval takes.

Salt still applies. The Broadwater is open water and these terraces face it, so the same efflorescence and edge staining that marks an oceanfront tower shows up here on rendered terrace edges. It is the visible early sign that water is sitting in the slab rather than running off it.

Permits and City of Gold Coast rules

Whether a balcony or terrace waterproofing job needs a building approval depends on its scope, and QBCC’s own advice is to check with your local government or a private building certifier rather than assume. On a privately owned canal-front home there is no body corporate step, which removes the approval layer that slows the same work on the tower strip — the practical constraint here is the certifier question and nothing else. Note also that unless new building work is occurring, a building is only required to meet the standards in force at its most recent building approval.
