Balcony Waterproofing in Runaway Bay

Runaway Bay mixes canal-front houses with low-rise unit blocks, so it gets both kinds of decision: single owners who can act immediately, and small bodies corporate where a run of identical balconies is the real scope.

Balcony Waterproofing around Runaway Bay

Low-rise unit blocks are the overlooked case on this coast. They are too small to attract the tower specialists and too strata to be a simple homeowner job, and their balconies were usually built identically — so when one leaks it is worth inspecting the rest before committing to a single repair.

Access here is ladder-and-scaffold rather than swing stage or crane, which is why the published from-prices are more likely to be realistic at Runaway Bay than at Surfers Paradise. On a tower, access can exceed the waterproofing; on a two-storey block it usually does not.

Permits and City of Gold Coast rules

Whether a balcony or terrace waterproofing job needs a building approval depends on its scope, and QBCC’s own advice is to check with your local government or a private building certifier rather than assume. On a privately owned canal-front home there is no body corporate step, which removes the approval layer that slows the same work on the tower strip — the practical constraint here is the certifier question and nothing else. Note also that unless new building work is occurring, a building is only required to meet the standards in force at its most recent building approval.
